Could There Be a Silver Lining to Higher Mortgage Interest Rates?
Mortgage rates may be stealing the headlines, but they don’t tell the whole homebuying story.
After seeing rates in the 2% and 3% range during the pandemic, today’s rates can feel pretty offensive. But those ultra-low rates were an exception, not the historical norm, and waiting for them to make a dramatic comeback may mean overlooking the opportunities available now. Plus, you might be waiting a very long time.
Here’s the silver lining: For financially prepared buyers, higher rates can create something surprisingly valuable: negotiating power.
Fewer Buyers = Less Competition
Real estate still follows the basic rules of supply and demand. When mortgage rates rise, some buyers pause their searches or leave the market altogether. That reduces demand, which can cause homes to sit longer and sellers to become more flexible. Asking purchase prices also go down.
Instead of joining a frantic bidding war, buyers may be able to negotiate on:
- Purchase price
- Seller-paid closing costs
- Repair expenses
- Closing dates
That is a very different experience from the pandemic-era market, when buyers routinely waived contingencies, bid far above asking prices, and paid even more to cover appraisal gaps. Some even considered personal loans to make up the difference between a home’s appraised value and their purchase price. A 3% rate does not look quite as pretty when it comes attached to an inflated purchase price.
Date the Rate, Marry the Price
This is a common phrase in the real estate industry for a reason. It is worth understanding.
A mortgage rate may be temporary because refinancing could become an option if rates fall in the future. The price paid for the property, however, is permanent. Buyers cannot refinance an overpriced offer or undo the premium they paid to beat competing bids.
Refinancing is never guaranteed, of course. Future rates, home values, credit status, and closing costs all may factor in. Buyers should be comfortable making the payment at today’s rate rather than relying on a possible refinance to come to the rescue for them later.
Still, buying when competition is lower may provide a better starting price. If rates eventually decline, refinancing could improve the deal further.
Consider Value, Not Just Rate
Mortgage rates grab attention because they directly affect monthly payments. A rate increase can also add hundreds of dollars to the monthly cost of a typical mortgage, so it should never be dismissed as irrelevant. But the rate is only one piece of the equation. Buyers should also consider:
- If asking prices have adjusted
- How long the property has been listed
- The home’s condition and likely repair costs
- The total monthly payment, including taxes and insurance
- How long they expect to own the property
The goal is not simply to get the lowest possible rate. It is to find a property that delivers strong overall value while keeping the payment within budget.
Prepared Buyers May Have the Upper Hand
This market is not equally favorable to everyone. Higher monthly payments can still price some prospective buyers right out.
But buyers with stable income, adequate savings, a solid down payment, and room in their monthly budgets may be in a stronger position than the rate headlines suggest. With fewer competitors, buyers can negotiate from a stronger position, ensure the contract meets their needs, and even walk away from a deal that doesn’t make sense.
Higher rates are frustrating. But less competition, better terms, and more reasonable prices are actually good. For some buyers, the silver lining in today’s market is that challenges can create opportunities. With less competition and more room to negotiate, the right opportunity may be closer than expected—provided the monthly payment makes sense.
